The property is in the WRP Program but 3 acres on the White River is not in WRP and can be used to build a Lodge. The property fronts on the White River and has a large Water Control Pipe to adjoin the water level during Duck Season. There are approximately 17 acres of timber on the property that can be flooded and it adjoins hundreds of acres of timber with the Game and Fish Refuge. There are bunches of Willow Brakes and flooded grass for the duck and food plots for the deer. There are flooded acres in front of the timber and a large duck blind adjoining the woods. The deer stands do not belong to the owner and do not go with sale. There are two very large Potholes or lakes and one with a duck blinds and islands in most fo the Potholes. There is Lake Britt on the property with Willow Brakes and water control pipes to let water in the area in front of timber. There are canals throughout the property for water control. The Potholes have water control pipes also. There is a well to manage the water during duck season. While I was taking pictures of the property there were thousands of Mallard Duck on the property. See the pictures that were taken. The property is at the South End of the Famous Hurricane Game Refuge. Good road into property and roads thoughout the property. Levees are all over the property with water control.. The property in right in the middle of the Duck Flyway.

The property is $897,000. It is one of the best Deer and Duck Hunting Property on the market at present and pictures of the Mallard Ducks to prove it. Please look at all the pictures and Google Maps to understand teh Location. The White River goes all around the properties in the pictures.
