A LandsofAmerica.com Buyers Journey: Selecting a Building

The two essentials any piece of land really needs are now installed for the LandsofAmerica Buyer's ranch - Electricity and a Well.  There is even water from the well to use now.  The next step?  A structure for our Buyer's family and friends to sleep and protect their ranch equipment.  They had many short discussions here and there in the past about what would be best if they ever did find the right property to buy.  Now they had the land bought, and it was time to get down to the details to make a final decision, which they could not go back on after construction was started...Tent?...Tipi?...RV?...Mobile home...House?...Cabin?...Metal barn?...Wood barn?...Livestock use?...Equipment storage only?...Built to sleep how many?...and on...and on...and on....

They immediately started researching the different types of structures they could have as living space.  First, they had to decide what type of structures there were available and if each different kind met their needs and budget. 

Tent or Tipi:  They spent almost a minute discussing tents, but with this family, if the wife was going to spend time out there they needed to move on to something a little more permanent. The dad and kids would have enjoyed the tent and even gone the route of a tipi.  Maybe that'll be a later phase for guests to stay in...

 

Travel Trailer:  The Buyers had owned a travel trailer before and it met the needs at the time but they wanted to have a place where more family and friends could come and stay. 

 

Mobile Home:  More time was spent discussing this structure.  They could have it delivered, setup, and ready to go right away for an affordable amount.  That sounded great from a cost and efficiency standpoint.  Their only downside was wanting something that was going to last their family a lifetime of use so they decided to keep looking at options.

 

Custom House: Whether it was wood or stone didn't really matter but they were interested in this choice with a custom layout to meet their needs, quality to last a lifetime, and having a traditional, rustic design they'd always liked. 

 

Barndominium:
Is it possible to combine the house and barn?  Yes!  Today, popularity is quickly rising with what's called a Barndominium.  It's a Barn and House combination that's being built in rural places all across America. You can see in the photo below that the barn is downstairs and the living space is upstairs.

Pros:
-Saves time/money up front to build because it's many hours and less building materials to build one structure versus two.
-Saves time/money in future maintenance.  It's less expensive to take care of one roof, A/C unit,
-More efficient with everything so close together.  Need a tool or your tractor?  It's right through the door.

Cons:
-Barns purely for livestock use might not be wanted so close to the house
-Structurely owners might want more of a traditional house look
-Most designs take advantage of a lot of the living space upstairs so owners must be opened to that.
 

 

Now the decision on the type of barn.  There are only two options here: Metal or Wood.  Both types have their pros and cons:

Wood Barns:
Pros - architecturally pleasing, easy to repair, rustic charm, more quality as a living space
Cons - needs stain every 5 years, more expensive

Metal Barns:
Pros - more affordable, the metal outlasts wood, fireproof
Cons - fade over time, hard to replace small parts that get damaged, industrial look

This LandsofAmerica Buyer ended up favoring a wood built barn because of it's traditional style and rustic appeal.  The cost would be a little more then metal barns they looked at, but the final product was worth it for their family's use and the added value to the property it would contribute to.  

Now they just need to figure out who is going to supply the barn...
