Offered for Sale: A Sangamon River farm of approximately 140 acres in northwest Champaign County, at the village of Fisher. The farm is gently rolling with 101 acres in cultivation and most of the balance in riparian woods. There are about 9/10 of a mile of river frontage. The soils are Elliott-Askum complex.

The farm is bounded on the north by the village of Fisher; on the east by the Sangamon River; on the south by the south line of Section 6, Condit Township; and on the west by First Street extended (County Road 600 East). The subject property lies about 9 miles north of Champaign, about 7 miles north of Lake of the Woods Forest Preserve and Golf Course, and about 7 miles west of Rantoul.

The new Sangamon River Forest Preserve is located one mile south of the property.

The property is rich in plant and animal life throughout the woodlands adjoining the river. This portion of the Sangamon River has been recognized as a Biologically Significant Stream because of the diverse life its varied habitats support, and is an Illinois Natural Areas Inventory Site.

The riparian lands of the subject property are eligible for protection and special tax status as an Illinois Nature Preserve or as a Land and Water Reserve.
