Location: The ranch is located in the heart of northern New Mexico, near Chama. The property is just south of the Colorado state line.
Acres: 17,078 Acres, more or less
Terrain: The ranch offers spectacular panoramic views, ranging from productive mountain meadows, timbered forest lands and snow-capped mountain peaks. Elevations range from 7,800' to approximately 9,800'. The west boundary of much of the ranch follows the Continental Divide.
Water: Water sources include numerous ponds, some of which are spring fed, live creek water, wells, buried waterlines, and substantial, very valuable water rights, which are used to irrigate hay meadows and fill stocked trout ponds.
Improvements: The Quinlan Ranch is highly improved, and all improvements are in excellent condition. A nearly new eleven bedroom, ten bath hunting lodge is in place on the south end of the ranch. Two campsite areas have just been developed, and are used for summer trail riding functions. These sites are equipped with bath houses, covered cooking and eating areas.
Approximately 1,700 acres are high game fenced and incorporated into a Class A game park. The elk within this park (estimated 420 head) are owned and controlled by the ranch. Improvements at the game park include a 10,000 square foot barn with state-of-the-art artificial insemination facility.
Other improvements include feed supplement storage bins, overhead fuel storage, walk-in cooler, office and apartments for guides.
Access: Access is provided by paved highway frontage. A substantial network of well maintained ranch roads access the majority of the property.
Hunting/Recreation: Hunting in Northern New Mexico is spectacular, and the Quinlan Ranch offers some of the best. Native elk and mule deer grow to Boone and Crockett size. Other game includes grouse, turkey, bear and lion. Also, several spring-fed ponds are stocked with trout. Mule deer hunting is also considered to be tremendous, and the ranch sells several hunts every year. The Quinlan Ranch receives approximately 65 bull elk rifle permits, 24 bow permits and 20 cow elk permits. In addition to the above, the ranch sets their own harvesting rates and seasons on the elk located in the high fenced game park. Because of the supplemental feeding program and the enhanced genetics within the game park, harvested bulls generally score higher and weigh about 200 pounds more than outside bulls.

Remarks: A majority of the mineral rights remain intact, and all mineral rights, timber rights, wind rights, and water rights will be conveyed. The structural improvements, high game fencing, buried electric and waterlines, extensive road network, and numerous other improvements offer an attractive depreciation schedule.
