Location: This property is situated approximately 15 miles Northeast of Stamford, 165 miles West of Ft. Worth, or 150 miles East of Lubbock. FM Road 600 divides the property on the west end.

Acreage: 1375+/- acres. Approximately 320 acres are in cultivation with the balance being in native Mesquite pasture.

Improvements: There are no improvements of value.

Water: Deepark is watered by 8 earth tanks, approximately 1.5 miles of the California Creek, and Ericksdahl COOP Water is available along FM 600. As of this writing, a few of the tanks are still holding up to the drought. Also, the California Creek is holding a great deal of water, but not running.
        
Fences: Several miles of the fence is in nearly new condition. The remaining fences are in fair to good condition, and are holding cows right now.


Topography: The topography is nearly level to canyon country in the areas along the creek.

Cover: There is a good mix of heavy cover and open areas for game habitat. Vegetation is made up of Mesquite, Hackberry and several varieties of brushy plants.

Transmission Lines: This property has two high voltage power lines crossing it as of this writing. There is another proposed line that is expected to parallel the two existing lines. These lines are all generally in the same area of the ranch, and do not, in my opinion, detract from the productivity or overall beauty of this great property.

Hunting: Deerpark is located near the Haskell, Shackelford, and Throckmorton county convergence. Each of these counties are known for producing large and abundant whitetail deer.   Other types of game are: Feral Hogs, Rio Grande Turkey, and several types of predators.

Utilities: Electricity is available on the property. Also, rural water is available on FM 600.

Minerals: This property is offered with 25% of the mineral estate.
