Approximately one-half of the ranch is timbered in mesquite and other native timber w/ some heavy brush and scattered live oak. The balance is improved pasture and cultivation. The ranch is conventionally fenced and cross fenced w/ relatively new fencing. A portion of the eastern property boundary is high fenced.

There are numerous pristine earthen tanks scattered throughout the ranch. The tanks range in size from very large to small. There is a good population of white tail deer, turkey, dove, quail, and water fowl w/ some exotics. There is great fishing in the numerous earthen tanks.

During the growing season the ranch is historically stocked w/ yearling cattle. This is one of the best combination ranches in the area. The furniture and fixtures in the lodge and recreational building convey w/ the ranch.
