The NRCS soil information shows that the site index on this tract is phenomenal, ranging from 88 to 98, with an average of 93 for unimproved, natural loblolly stands. With genetically improved trees, it should be significantly better. Approximately 40-45 acres of the tract is mixed timber, with some nice hardwoods in the SMZ's and north of the lake. The property boasts a 30 acre fishing lake that is shared with the adjoining owner. The lake has outstanding fishing, and in the winter scores of ducks crowd into the flooded timber on the north part of the lake. The property has 7 food plots, and is covered up with deer and turkey. The day I took these pictures I flushed 3 turkeys, a nice buck and a doe from the same food plot. A great system of internal roads provides access throughout the property. Electricity is available to the property as well. Access is deeded and is behind two locked gates off Dallas County Road 272, providing for total privacy. When on this land you will be hard-pressed to hear a vehicle or even a 4 wheeler. This would make an exceptional off-grid property, or a great place to escape to for a relaxing retreat. The terrain varies over the tract from hilly to flat around the lake. The Camp Grist tract is really a nice property, and is well-priced. There should be significant timber value on this tract for years to come, giving it good investment potential.
