TOPOGRAPHY:        
The Franklin County Ranch is a pristine, very diversified property. The eastern portion of the ranch is at the end of the Daphne Prairie savannah and is flat to gently rolling grassland. Working west, the ranch falls off into the White Oak Creek bottomlands. These are classic bottomlands with well maintained waterfowl marshes and hardwood forests.
        
As White Oak Creek courses its way through the middle of the ranch it provides more abrupt forms of relief with large virgin hardwoods along the banks.
        
The western portion of the ranch returns to gently rolling terrain with a mixture of grasslands, wildlife food plots, hardwoods and pines. Approximately 58% of the ranch is considered wetlands.

WATER:        
There are two significant lakes on the property. The largest lake is 178 surface acres, large enough to water ski. The smaller lake is 17 acres and is intensely managed for trophy bass. There are multiple smaller ponds located throughout the ranch.

The White Oak Creek flows for over 5 miles through the property. This is a permanent creek with typical rises of large volumes of water. Municipal water is supplied to all the houses and facilities.

WILDLIFE:
The ranch is populated by abundant wildlife including whitetail eastern wild turkey, dove, waterfowl and feral hogs. 3500 acres of the ranch are enrolled in a wildlife management program with the Texas Parks and Wildlife Department. There are 378 acres of planted wildlife food plots. 500 acres of shallow, flooded marsh lands are devoted to waterfowl through a Ducks Unlimited sponsored program.

Lakes and ponds on the ranch are stocked with Florida strain bass, catfish, and accompanying bait fish. At one time this ranch held the Texas state record for the largest bass taken from a private impoundment.

The wildlife and fishing programs on this ranch are professionally managed. 26 miles of well-maintained ATV trails allow access throughout the property.

IMPROVEMENTS:        
The property includes a 4000 sq. ft. Stucco Hunting Lodge, an 1800 sq. ft. Stucco Duplex, a 2000 sq. ft. Stucco Creek House, a 3200 sq. ft. Frame Hill House, a 1000 sq. ft. Frame Managers House, a 9,000 sq. ft. Metal barn with attached Stable and Equipment Cover, and a 1200 sq. ft. Metal Equipment Shed. All houses are in excellent condition, accessible by all weather roads and nicely landscaped. Each dwelling is located to provide seclusion and beautiful views.

COMMENTS:
By northeast Texas standards, this is a large, much diversified, pristine ranch property. Few ranches go from rolling grasslands,to shallow marshlands, to virgin hardwood forests, to mixed grasslands with hardwoods and pines.
