Description of the Land

Brown Derby Farm is located within the Pecos Valley approximately ten miles north of the Roswell Highway 70/285 junction. Access to the farm is west off US Highway 285 via Violet Road. Roswell population 50,000 people, is the Chaves County Seat and major market area for southeastern New Mexico.

Brown Derby Farm contains 193.52 deeded acres more or less, 40 acres New Mexico State Trust land, and 210.7 artesian water rights. The State Trust Land is identified as agricultural lease number GO1950. The annual lease fee is $50.00. The lessee of record and property owner is Ruth Corn, Inc. Real estate taxes are $863.08.

The Office of the State Engineer lists the water rights as file no. RA-2465 and RA-2466. The artesian source is for 210.7 acres allocating 632.1 acre feet per acre annum. The water right priority date is year 1947.

The artesian well has an electric pump motor and turbine pump producing 1,100 gpm. Irrigation water can be diverted to the north fields roughly 43.8 acres for flood irrigation. The southern acreage receives water through a 15 PVC irrigation pipe line and supplies a 9 tower Reinke pivot sprinkler. The aluminum irrigation sprinkler is owned by the former Lessee.

The farm is planted to alfalfa hay and forage crops. Alfalfa hay will typically produce six cuttings with the benefit of a lengthy 200-215 day frost free growing season. The farm site elevation is 3,600 ft. above sea level. The healthy New Mexico climate is semi arid with generally mild temperatures and plentiful sunshine. Annual precipitation is 12 inches and most generally accumulates from the summer monsoon season and winter snowfall.

Improvements to the farm are minimal and include the artesian irrigation well, pump and motor, stock pens, shed and a 30 x 40 stucco storage building. On site is a mobil home and the Reinke sprinkler owned by the former Lessee. These improvements are to be removed and vacated. Utilities include telephone and electric service.
