Texas land broker Carson Carey shakes his head in amazement when he talks about two online sales he has made this year.
“In the past four months, I’ve sold two properties sight unseen for nearly half a million dollars each,” he says. “I couldn’t believe anyone would spend over $400,000 on something they had never seen, especially when they plan to live there.”
The buyers were living several states away at the time, however, and for them, shopping for land online made sense."

Three Questions to Ask when Advertising Online
The success of LandsofAmerica.com has resulted in many new farm, ranch and land related websites popping up every day. Some are good ones, but most are bad ones. Here are a couple of important things for you to ask if you are contacted by other websites and asked to advertise with them.
1. Do they share or sell the leads generated from your listings with other Realtors or Brokers? This is the most important question you can ask. Many of these new farm, ranch and land websites use your listings to generate leads and then sell those leads to other agents. We would recommend not doing business with any group that sells your leads to other Realtors. The LandsofAmerica.com Network believes that your leads are your leads and should not be sold to your competitors.
2. What good is it to advertise with a website that does not get a lot of traffic? The next most important thing to do is to find out about their traffic. If you ask them they will say they have a lot of traffic, but that does not make it true. The best way for you to find out if they have traffic is to go to Google and do searches that you think your buyers might do. If their website comes up, it may be a good place to advertise.
3. Is all of my contact information going to be listed with my listings? Make sure that all of your contact information is going to be listed very clearly with each of your listings and make sure that all leads are coming directly to you. If they do not want to put your phone number and your name clearly with each of your properties or if they want the leads to go to them first and then have them sent to you then you should be very concerned.
We feel that LandsofAmerica.com is the best place to advertise rural properties, but there are some other websites that we feel are beneficial as well. The problem is that the majority of new rural land websites do not keep the Realtors’ best interest as their first priority.
