Irrigation & Water Rights
Irrigation water for the South Fork Ranch is from the South Fork Burnt River. The water right is for approximately 122 acres. At the present time there are about 100 acres of hay meadows and pasture land being irrigated. The water is delivered to the ranch via the Laporte and Charles-Shanklin ditches. The fields are gravity flood irrigated from dirt ditches. The irrigation assessment for 2012 was $195.00.
Note: The South Fork of the Burnt River runs through the property and feeds into the Whited Reservoir. The Whited Reservoir is not part of the South Fork Ranches deeded land. What you will view on maps, as the surface area of this reservoir, is deeded land belonging to local property owners who have irrigation water storage rights from the Whited Reservoir.
The Owners live in Hillsboro, Oregon while spending as much time as possible at the ranch. They presently lease the grazing and irrigated land to a neighboring Rancher. This is a year to year lease. The lessee would be interested in continuing the lease if the Buyer does not wish to operate the ranch. They have a local part time care taker for the upkeep of the home.
Hunting & Recreation
This area abounds in hunting and fishing opportunities. Deer and elk are the main large game found in the area. Unity Reservoir, just a few miles north of the ranch is a very popular spot for year round fishing.
The area has excellent snowmobiling and other winter recreation resources. The South Fork Ranch qualifies for 2 Land Owner Preference Tags two for elk and two for deer.
