Buena Vista Valley Bulk Land was once a part of an historic Nevada cattle and hay ranch, this bulk land has been owned by the same family since the 1960s. The land is checker-boarded with every other section privately owned and/or BLM owned. Improvements are minimal and include approximately 5 miles of underground water pipe, water troughs, cattle guards, etc. There are several springs on the Spaulding Canyon portion of the subject property.
Included in the sale are the mineral rights on approximately 3,734 deeded acres in the mountain portion of the deeded land and on approximately 8,640 acres of BLM land located in the Yellowstone Canyon, Lee Canyon, Lee Peak, Mud Spring, and Spaulding Canyon.
Wind energy potential There are 3 sections in the Klondike Pass, Spaulding Canyon, and Table Mountain area. All 3 sections are in Wind Zone 9, and have an electricity generation potential in Class 5 Excellent, 500-600 W/m2. The Buena Vista Valley bulk land offering consists of higher quality bulk land, close to I-80 at Mill City and right off of Highway 400 with excellent access, even the mountain portion. It is rare to have the opportunity in the I-80 corridor of Nevada to own the mineral rights on approximately 12,374 acres. There are very few locations in Nevada that have the wind classification, even fewer that have the ability to get the power to the grid. There is also the possibility of purchasing water rights in the Buena Vista basin and putting some of the land into production. The lease for winter cattle grazing brings in a minimum of $30,000. per year.
