The East Ranch features a reproduction Victorian home set on approximately 1734 acres with views overlooking Redwood Valley and frontage on the Russian River. The property is currently classified as a conservation ranch with an existing cattle operation, and is covered under the Williamson Act.
The property features 7 metered and permitted springs, 5 ponds and two stock tanks which generate and store enough water to provide irrigation and domestic water, even in drought years. An extensive water storage and management system captures the flow out of the springs and directs it into a series of storage tanks that can hold or release water as needed. There are separate systems for domestic water and irrigation, and the system is gravity powered. There are two agricultural hookups for the Redwood Valley water district as well.
The house is sited approximately 1/2 mile off of East Road with a gated entrance. Next to the house is a pond that is used for swimming and irrigation. Another pond, the 18 acre foot Wildlife Pond, is approximately 1/4 mile from the house and is a wildlife sanctuary.
The residence is a faithful reproduction of an 1880s Victorian home with modern systems and amenities. It features 5 bedrooms and 5 baths on three levels plus a finished basement. The house is approximately 7200sf, and features three heating and air conditioning zones. The construction mirrors the original techniques with plaster over button board, old growth Douglas Fir flooring, and Redwood siding, framing and trim. Period or reproduction fixtures are used throughout. The workmanship must be seen to appreciate.
A newly expanded and renovated 4900sf barn sits close to East Road for easy access for ranch operations. The barn has power and water, and half of the 70x70 floor is new concrete with storage rooms and and office. The other half is gravel for future stalls, stable or other uses. Two irrigated pastures totalling about 50 acres, and corrals with a squeeze chute are next to the barn.
Currently, there are about 55 head of cattle on the ranch grazing in the irrigated pastures and free range over about 1000 acres. The flow from the springs can support about 30 head of cattle, with flow from the agricultural hook ups covering the rest.
The house and barn sit at about 800 feet of elevation, and the high point of the property is 2242 feet, with panoramic views of both Redwood Valley and Potter Valley. A network of approximately 24 miles of graded dirt roads allow access to most of the property. There is a redwood grove, five different types of oaks, several picnic areas and an old hunting camp from the 1940s with panoramic views of Redwood Valley.
