The tract is predominantly Loblolly pine planted in 2006 and 2008 (4 to 6 years old). The has generally flat to rolling topography, and the property lines are marked with red/orange paint and are readily identifiable on the ground. The soil series on the tract are primarily Rumford and Kempsville sandy loam, which provide good timber growth potential (site index 80 & 82 base age 50), and approximately 1/3 of the tract is designated as "prime farmland" by the USDA NRCS if drained. The tract has not been tested for acceptance of sanitary septic systems for residential use.

From Warsaw, VA, drive south on HWY 3 towards White Stone. Once crossing into Lancaster County, take the first left on Field Trial Road (SR 602). Drive to the end of Field Trial Rd. and turn left on State Road 600. Drive north on SR 600 back into Richmond County. Take the first left on State Road 654 and drive to the end of state maintenance. Continue to follow the woods road past the open field and into the woods. The Davenport Tract is at the end of the woods road.
