Nestled in the middle of the Horse Heaven Hills in southeast Benton County is this 160 acre parcel of dry crop land. It is suited to re-enroll in the CRP program, as the current contract expired in 2015. There are no utilities currently on the property, and no buildings. This is a nice piece to add someone's portfolio of property for a very reasonable price. Just one-quarter mile away is another 882 acres priced similar that would make a substantial dryland ranch.
This property is located about 10 miles southeast of Kennewick, Washington, a part of the Tri-Cities, with metro population of approximately 300,000 people. There is no irrigation to this land, even though irrigated parcels are close by. Irrigation access is through purchasing a "water right" only, and then drilling a well over 1,200 feed deep.
This region is arid desert with annual rainfall of averaging 7-11 inches. This land has FSA proven yields of 32-38 bushels per acre in the area. Close by is the Columbia River for a great year-round recreation. In the distance to the southeast lies the Blue Mountains, and to the west in the distance one can see Mount Adams, Mount Rainier, and occasionally the tip of Mount Saint Helens. Couple these with a meandering resident deer herd and one has bountiful recreation from this location.
