Hay Production, Horse Pasture, Sheep & Goats

This farm has excellent soils, good water rights, and is set up to FARM. The current ownership is producing between 400 and 500 tons of top-quality grass/alfalfa hay per year on 100 acres, which is fenced with 8' game fencing to avoid game damage. Currently the owner rotates one 12-acre field into wheat production each year. Hay is stored in a 40x112 hay barn. Separate from the hay fields is the horse pasture and the goat and sheep pastures. There is a 12x40 lambing shed and a 12x12 shed for the goats. Historically, hay from this farm would easily sell for $150-180 a ton. However, as the southwest experiences drought, this hay could sell for $270-$300 a ton. 2012 snowpack at the time of this writing is 75% of normal, with the snowy months of March and April still ahead. 2013 hay production is looking very good.
