35 tree covered acres and some of the best views in the county. 3 bed 2 bath 1682 square foot home that's well maintained, with water, power, phone, year round access, and not far off pavement. Short distance to wildlife areas, national forest, and mountain lakes. Only 25 minutes to Trinidad. See video walk-through of the home and hike of the land.
The land consists of the 35 acres in a private community with minimal covenants and only 20 dollars a year POA dues. Roads are year round maintained and the land is only about 3 miles off pavement.
Views from this parcel and the home are some of the best the county has to offer. The land has plenty level ground for additional buildings. Walking east from the home, the land slopes gently down into a large canyon and tall ponderosa pines. The canyon leads down to Wet Canyon, where grass and water are available for a multitude of wildlife. Deer and Elk are plentiful.
The home is in move in condition. 3 bed, two bath, with 1682 square feet. A new metal roof was put on just a few years ago. The outside wood, windows, and paint are in very good condition. The views are simply outstanding from just about any window in the home.
Power, phone, and water are to the home. Water is provided via the community water system that is fed by water wells drilled on the ranch. There is a 30 dollar a month maintenance fee for the water and a .026 per gallon metered fee as well.
The home has two means of heating, central and a fireplace. There is no need for air conditioning. The central heating system and water heater are located in an over sized crawl space with about a 7 foot ceiling. Access is via storm doors. The space is great for storage or a shop.
Las Animas County has the San Isabel National forest and Several Wildlife Areas, Wilderness Area, and 7 lakes all within an hour and a half drive. Most of the parks and lakes are between 5 and 45 minutes of Trinidad or any parcel of land.
From Trinidad you can hit Santa Fe, Taos, Angle Fire, Red River, and Monarch all in 3 hours time. Wolf Creek is an hour more. Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48. The last known Grizzly in Colorado was found in the San Juan Wilderness.
