The Coldwell Banker Home Listing Report (HLR) is survey of average listing prices for four-bedroom, two full bathroom homes in more than 2,300 North American markets.

Summary

For the second year in a row, Newport Beach led the list of most expensive U.S. real estate markets. The average Newport Beach home listing price of $2,500,000 is almost 10 times the US average of $293,000.

Methodology

The Coldwell Banker Home Listing Report compiles extensive information on real estate data from around the U.S. and Canada for home buyers and sellers. The Coldwell Banker HLR provides the average home listing price of four-bedroom, two full bathroom properties on coldwellbanker dot com that were listed between September 2010 and March 2011 from more than 2,300 North American markets.

Markets defined

Markets included in the U.S. report were required to have at least 10 properties fitting the above criteria within the relevant time-frame, and in Canada, at least five properties were required.

NEWPORT BEACH WEALTHIEST US MARKET BY PORTFOLIO DOT COM/BIZJOURNALS

Newport Beach is the self-proclaimed Beverly Hills of Orange County has felt a few minor economic tremors in recent months, but remains impressively affluent.

Its combination of astronomical incomes and luxurious homes, in fact, earns Newport Beach first place in the Portfolio dot com/bizjournals new ranking of Americas wealth centers.

Summary

Per capita income (PCI) of $86,586 easily leads the 420 U.S. communities with populations above 75,000 and is triples the national PCI of $27,589.

More than a quarter of Newport Beachs households (28.6 percent, to be exact) have annual incomes of more than $200,000. Just two other cities in the study group are above 17 percentNewton, Massachusetts, and Pleasanton, Californiathough neither does any better than 24 percent.

The median value for homes in Newport Beach exceeds $1 million. Another California city, Santa Barbara, is the only other place analyzed by Portfolio dot com/bizjournals that can make that claim.

Methodology

Portfolio dot com/bizjournals created a six-part formula to assess the relative affluence of all 420 cities, incorporated towns, and unincorporated urban areas with populations of more than 75,000. Places with high income levels and large inventories of expensive homes naturally earn the highest scores.

Data

The studys raw data come from the U.S. Census Bureaus 2008 American Community Survey, the most recent source for federal statistics at the local level. All figures are for specific municipalities, not for the broader metropolitan areas to which they belong.

THE CITY OF BALBOA

The city of Balboa is located on the Balboa peninsula in Southwest Orange County. It is officially incorporated into the city of Newport Beach. Balboa Island is a man-made Island with shopping and attractions. Getting there is half the fun with its bridges and the 1/4 mile long ferry from Newport.

History

Named after the Spanish explorer, Vasco Nunez de Balboa, this small island town has been a popular spot for tourists and locals alike. You reach the island by taking an old-fashioned ferry which runs day & night between the island and the Balboa Peninsula.

The Balboa Fun Zone

The Balboa Fun Zone and unique shops make Balboa a popular spot to spend the day. Getting there is half the fun with its bridges and the 1/4 mile long ferry from Newport Beach.

It was built on Abbott's Landing in 1936 where Mr. Abbott brought soil from the mainland and planted the Peninsula's first trees. At one time, the then miniature amusement park covered the entire block between Palm Street and Washington Street. The original Ferris Wheel and Merry-Go-Round are still in daily operation,

Rendezvous Ballroom Site

One of the most important historical sites is the Rendezvous Ballroom Site (historical marker #35). For 38 years, the sounds of dance music echoed from the block-long ballroom, which was destroyed by fire in 1966. The music and dancing have ended, but the memories linger on.

The Balboa Pavilion

The Balboa Pavilion is one of California's last surviving examples of the great waterfront recreational pavilions from the turn of the century. Built in 1905 by the Newport Bay Investment Company, it played a prominent role in the development of Newport Beach as a seaside recreation area. In 1906, it became the southern terminus for the Pacific Electric Railway connecting the beach with downtown Los Angeles.

The railway's Red Cars connected the beach with Los Angeles in only one hour.

Boating

The annual Christmas Boat Parade dates back to 1908. The New York Times has called it, "One of the top ten holiday happenings in the nation."

Competitive sailing, rowing, and paddling events occur almost every weekend, and weekday evenings during summer. The annual Newport to Ensenada International Yacht Race is the largest sailboat race in the world.

Boating activities are organized by five private yacht clubs, along with Orange Coast College, UC Irvine and the Sea Scouts all of which have sailing, rowing, and water activity bases on the harbor.

The Newport Aquatic Center allows open public participation in competitive rowing, canoeing, kayaking, and outrigger canoe racing.
