The property is 80 acres of flooded green timber duck hunting land between Humnoke and Stuttgart, Arkansas. The property is all timberland with a levee around the entire property for flood control. There are two established duck holes, one a small hole with no blind and the other a larger hole with a blind. There is a two slip boat house for a boat to access the duck holes during hunting season. The property can be flooded with an irrigation well on the SW corner of the property and a relift in Flynn Slough on the NE corner of the property. This relift can be used to pump water on or off the property. This property is well developed for duck hunting and located in the World Farmous Bayou Meto Flyway.
On Highway 165 East go 1/2 mile east of Humnoke, Arkansas and turn south on Flynn Bridge Road. Go 2.25 miles on Flynn Bridge Road and then turn back north for a 1/4 mile. The gate and boat house are located at the southwest corner of the property.
