93 acres, more or less (subject to survey), conveniently located just outside of Pontotoc fronting on both Old Hwy 6 (Veterans Hwy E) and Rosalba Road (CR 283) and less than a mile from the interchange with new 4-lane Hwy 6. Tupelo is some 10 miles to the east & Oxford is about 31 miles to the west on this same highway.
About 50 acres of this place consists of highly productive bottomland soils (32 acres in Marietta loam & 16 acres in Robinsonville sandy loam) deposited along spring fed Bolton Creek. Most of this bottom was in cultivation in the late 1990s. Under an expired CRP contract, 28 acres was planted to pines 15 years ago and some 20 acres of this had good survival and is now ready for a commercial thinning or clear-cut. An abandoned cultivated field of some 5 acres is now covered in small saplings and the balance of the bottomland soils are in mixed woods. The presence of these quality soils will provide you the option of continued timber production or conversion to cropland or grassland should that fit into your management plans.
The remaining 43 acres are in upland soils located along a bluff overlooking the creek bottomland. About 14 covers an old abandoned dirt pit and the balance of the upland acreage is in mixed hardwoods. There is a spring fed creek that runs through this area and the topo is favorable for a nice size lake should that appeal to you. You would, of course, need to have the soils checked at any potential lake site to make sure that they are suitable for dam construction & water retention.
The outdoorsman/sportsman will find an ample supply of deer, turkey and small game to pursue throughout the entire tract and the former dirt pit will provide a great place to ride dirt bikes or 4-wheelers.
