Location:

The Lake Ranch is located in the southeast quadrant of Garza County, adjoining the far west side of Lake Alan Henry. A more exact location is approximately 2.5 miles southeast of Justiceburg, Texas or approximately 16 miles southeast of Post, Texas.

Access:

Access is considered to be excellent, being by US Highway 84 which borders the west side of the ranch for slightly over 1 mile. The interior of the ranch is accessible by a network of well maintained ranch roads.

General Description:

The terrain of the ranch ranges from gently rolling to rugged broken type country. The more rugged portions are located along two creeks which meander through the property. Sand Creek runs across the west-half of the ranch and Red Branch Creek meanders through the east-half of the property. Both creeks are tributaries of the Double Mountain Fork of the Brazos River. Lake Alan Henry, which is primarily fed by the Double Mountain Fork of the Brazos River, extends onto the extreme northeast side of the Lake Ranch.

This property consists of a mixture of mesquite and cedar country, with some scattered areas of prickly pear. The grass turf is in good condition, with the primary grasses being blue grama, side-oats grama, vine mesquite, winter wheatgrass, buffalograss, tobosa grass, white tridens and alkali sacaton.

The owner has recently grubbed and cleared approximately 200 acres and has placed approximately 110 acres of this into cultivation, which is typically planted in wheat.

Water:

The Lake Ranch is extremely well watered, being watered by Lake Alan Henry, six (6) earthen fishing ponds, Red Branch Creek, Sand Creek and a small domestic well located at the house. In regard to Lake Alan Henry, this lake is one of the premier Largemouth Bass fishing lakes in West Texas, covering approximately 2,880 surface acres. The Lake Ranch is located on the far west side of Alan Henry, and at times, Alan Henry will cover as much as an estimated 30 acres of the ranch and will be around 10 to 12 feet in the deepest area. The owner has caught numerous bass, crappie and catfish fishing off of the banks of Alan Henry inside the boundary of the ranch.

In recent years, the landowner has spent countless hours building new ponds and expanding the existing ponds on the ranch. Additionally, a network of terraces/berms have been constructed around several of the ponds to expand their water shed area. These earthen ponds range from 20 to 45 feet deep. The owner has recently dug a small 8 foot pit down into the water table near Sand Creek. This pit has a constant water level and is used to pump water to three of the fishing ponds. All of the ponds are stocked with an extremely large amount of fish. The variety of fish includes bass, crappie, hybrid perch, catfish and bait fish. With the combination of the expanded water shed and the water pumping pit, five of the ponds located on the ranch have been holding water year around.

Improvements:

Improvements consist of a 1,576 square foot home, with an attached two-car garage containing approximately 580 square feet. This is an A-frame type structure with Masonite siding and a composition shingle roof. The interior of the residence consists of wood walls and ceilings with carpet flooring. It is basically divided into a living area, kitchen, dining area, bathroom, bedroom and a loft area above the kitchen. A large two level wooden deck has recently been constructed on the east side of the house.

The entire ranch is fenced with traditional barbed wire and cedar/t-post construction. There is no interior fencing. All of the fencing is currently in excellent condition.
