RESIDENTIAL/INVESTMENT/TIMBER AND RECREATION TRACT.
The 9.93 acres lying south of Highway 94 have been divided into 4 beautiful residential lots as follows: 2.078 acres, 2.364 acres, 2.462 acres and 3.043 acres. These lots all front on Alabama Hwy. 94 and have all been perc. tested and have water and power available to them. These lots should be readily salable when the housing market recovers as they are ideally suited for site-built homes or for double-wide mobile homes.
The 88.92 acres lying to the north of Hyy. 94 has approximately 40 acres at the east end in planted loblolly pine which is about 20 years old. This was thinned in 2008 and has an excellent stand of chip-n-saw logs and pulpwood. There is approximately 40 acres of planted genetically improved loblolly pine at the west end, which was planted in 2005. This stand is growing rapidly and will be ready for the first thinning in a few years. This area in 2002 when I bought the property had a 28 year old planted stand which had been thinned once. In 2002, I took sealed bids and sold this approximately 40 acres of timber for $134,395 or $3,360 per acre.
The property has an old ca. 1900 farm house which has been fixed up for use as a hunting camp. It has power, running water, indoor bathroom, kitchen and ample sleeping area for up to 10 people. There is also a small cook shed and an equipment shed. The old house can be used as a camp or perhaps for temporary residence while building a permanent home.
The old house is buuilt of lumber cut from the virgin forest and is heart pine of excellent quality. In those days (around 1900) timber was so cheap that sawmills only sold the highest quality products. There is a marvelous opportunity for someone to dismantle the old house and use the materials to build a rustic lodge. I did this with a similar house at a different location and it turned out beautifully. Would be glad to share pictures of this cabin with anyone interested in pursuing this option.
From Montgomery, take U. S. 231 south approximatley 20 miles to Pine Level and turn right on Montgomery County Highway 89. Go about 4 miles to Alabama Highway 94. Turn right and go approximately 1 mile to the property. From Troy, take U. S. 231 north for approximately 12 miles and turn left on Ala. 94. Go approximately 5 miles to the property. There are for sale signs on the gates on both sides of the road.
