Moore Creek Ranch
Property Location: The ranch is located North of Abilene, Texas about eight miles Northwest of the town of Hamlin. The Fisher and Stonewall County line runs through the northern portion of the property.
Large Neighbor Ranches: The ranch is bordered on the North and West, by the Martin Ranch (25,000 acres M/L) and on the East by the Y6 Ranch (8,000 acres M/L). Both of these ranches have deer management programs in place to maximize the number of trophy bucks and keep a healthy deer herd.
Water Sources: There are over twenty good stock water tanks on the ranch and several more that hold water in wetter periods. These tanks provide water for cattle, deer, hogs, dove, ducks and sandhill cranes. Two of the tanks were stocked with Florida Bass last year. There are also three water wells with one producing approximately 25 gallons per minute. The stronger well, pipes water approximately six miles to several stock water tanks and water troughs.
Terrain: The ranch has rolling terrain with ridges providing scenic views. The Double Mountains are visible from many locations around the property.
Wildlife: Whitetail deer, feral hogs, quail, dove, turkey, ducks and sand \hill cranes are very abundant. The deer have been very lightly hunted over the last ten years, because the main interest has been quail hunting. The dove hunting on several hundred acres of sunflower fields and the numerous stock water tanks is of commercial quality. During, approximately, November through January, there is a sandhill crane roost with numbers in the range of 1,000 to 2,000 birds. The duck and sandhill crane hunting is, also, excellent on another approximately ten acre stock tank, located on the South end of the ranch.
Tree Cover: Most of the ranch has mesquite pastures with very little cedar. There are also numerous hackberry trees scattered over the entire property. Thirty-five senderos were cut on the North 2,200 acres about nine years ago to improve the quail habitat.
Cattle Operation: The ranch is fenced into numerous pastures for easy cattle rotation and wheat field cultivation. There are stock water tanks in every pasture. Two sets of cattle working pens are present, with one being commercial grade. Up to 1,000 acres can be planted in wheat, but only 400 acres were planted in 2015 with the balance reserved for sunflowers. This has resulted in very high quality dove and quail hunting.
Mobile Home and Cabin: There is a fully furnished 2009 Clayton 1,192 square foot home with three bedrooms and two baths. Also there is a 2008 cabin with two beds and a full bath. The Clayton home has a 3,000 gallon water storage tank with pump. The cabin has been connected to a water well.
Sheds and Barns: There is one large equipment shed, one smaller shed, one storage building and a large two bay metal building with an old office area that has been converted to storage.

Mineral Rights and Executive Leasing Rights: There has been no detailed mineral search done by the owner. The ranch was purchased from several different owners over a number of years. There is a small percentage of the minerals owned on three tracts. One 979 acre tract, a 918 acre tract and a 300 acre tract. 100 % and 50% of the executive leasing rights are owned on the first two tracts also. The 50% reverts to 100% on May 25, 2017. The only production is located along County Road 253 on a 300 acre and a 270 acre tract. The maintenance people (pumpers) for those wells are locked out of the balance of the acreage.
