Description

The 1,486 acre Hamlin Ranch is a wonderful oasis of thick mesquite pastures and active cultivation with a seasonal creek traversing through 3 tracts of the ranch. Reduced and now available for $825 per acre, this ranch is priced to move!

It's full of rich history from its former days when it was used as a gypsum processing plant and as the town of Celotex, Texas. The foundations and several structures are still evident in the maturing mesquite pastures with a variety of artifacts scattered around the former plant area. Additionally, a small portion (15+/- acres) of the ranch was previously utilized as the city of Hamlin municipal landfill, which has been closed to the public for many years and is still separately fenced from the remainder of the ranch.

While situated around predominantly cultivated land southwest of the city of Hamlin, TX, this ranch provides a respite for the area's wildlife, with excellent cover and forage for the animals. The Plasterco Lake, situated in the westernmost tract, is an enticing bonus to this property and is an intriguing spot to explore!

Divided by paved TX FM 668 and TX FM 2142, as well as Fisher County Road 254, this property is in 4 physically separate tracts, making it an excellent candidate for subdividing into smaller tracts. Each tract has its own appeal while all tracts together make an attractive package!

A total of 340.1 acres are in cultivation with about half of this acreage in cotton at present. The remaining acreage is in improved grasses (former CRP acreage).

Fences and cross-fences are in place throughout, so it's ready for livestock grazing rotations, if desired.

The pasture acreage is generally thick mesquite cover with a variety of beneficial brush and cacti scattered among the trees.

The northwest tract lies north of FM 2142 and west of CR 254. It contains a total of 390 acres, with 153 acres in improved grass (former CRP) and 237 acres in native pastures. This tract has a seasonal creek crossing through (continuation from the Plasterco Lake) and several small natural draws that provide gently breaks in the landscape.

The northeast tract lies north of FM 2142 and east of CR 254. It contains a total of 151 acres, with 68.5 acres in cotton and 83 acres in native pastures. The seasonal creek continues through the pasture acreage. This tract borders on the Hamlin Country Club to the east.

The south tract is the former Celotex, Texas, a company town originally established in the early 1900's. This tract has roads on all sides, with FM 2142 on the north, FM 668 on the west and south and CR 255 on the east. This is the largest tract of this ranch with a total of 697 acres, 118 acres in cotton and the remainder in pasture. The former gypsum processing plant sits in this tract and has an existing footprint on about 120 acres of the total. 2 water towers, a large workshop, an office building and several sheds are still standing, although none have been in use for years. A variety of components, parts and debris are scattered about this portion of the land. It's an intriguing area with lots of history to explore. Definitely unique to this area!

The west tract lies south of FM 2142 and west of FM 668. It has 188 acres of land, comprised entirely of mesquite pasture. The Plasterco Lake lies in the western part of this tract and an abandoned single-family home is also included. The condition of home is unknown.

The ranch has water service available from 2 rural cooperatives - City of Hamlin and McCaulley-Sylvester Water Supply.

This ranch is one-of-a-kind, with attributes you won't find anywhere else! Contact us to schedule a private viewing at your convenience.
