A rare opportunity to own a Missouri Century Farm. This farm has been in the same family for 109 years. This is the first time in over a century that this farm has been offered for sale.

Holt County Missouri, 505+/- Total Acres Premier Duck Hunting, Deer and Turkey Hunting and Row Crop Bottom Land. Farm consists of 8 Duck Blinds, plus 1 Goose Blind, One 24+/- Acre Pool and One 25+/- Acre Pool (fluctuates depending on management), 310+/- Acres of Row Crop Bottom Land, 152+/- Acres of Timber Land with an excellent layout for multiple hunters.

Multiple opportunities to either hunt the property or manage the property for income. Water on the farm is controlled by a series of waterways with gates and three electric pumps on wells that supply plenty of water to three major pools for duck hunting. This farm is located between the Central Flyway and the Mississippi Flyway in one of the best waterfowl hunting areas in North America. A once in two lifetimes opportunity to own a premier hunting property with row crop income less than 1/4 mile from one of the most renown waterfowl refuges (Squaw Creek) in the country.

Taken directly from the Squaw Creek Refuge Website: Squaw Creek National Wildlife Refuge is located in northwest Missouri near Mound City. The refuge was established August 23, 1935 as an Executive Order 7156 by President Franklin D. Roosevelt as a refuge feeding and breeding ground for migratory birds and other wildlife. The refuge is 30 miles northwest of St. Joseph, Missouri. It is 100 miles north of Kansas City, Missouri, and 100 miles south of Omaha, Nebraska. The refuge includes 7,415 acres of wetlands, grasslands, and forests along the eastern edge of the Missouri River floodplain . Overlooking the refuge from the east, the Loess Hills habitat is a geological formation of fine silt deposited after the past glacial period. The hills stretch from about 30 miles south of St. Joseph, Missouri, to extreme northern Iowa. Some of the last parcels of native plants, of a once vast native prairie, can be found here.

The refuge was officially named one of Americas top 500 Globally Important Bird Areas by the American Bird Conservancy in 2001. The Western Hemisphere Shorebird Reserve Network designated Squaw Creek National Wildlife Refuge a Site of Regional Importance in 2007.

Short Legal: Township 61N, Range 39W, Section 10 all in Holt County Missouri.

Income: Potential cash rent of the tillable acres $165 to $200 per tillable acre.

Location: West of Mound City Missouri in Northwest Missouri. From Mound City travel West app 2 miles to Bigelow MO. Farm is located North of Bigelow Mo with access off of Hwy 118 on the South and access from Hagar Drive on the West Side of the Farm.
