120 acres of real trophy bears, deer, turkey, coyote, etc. Huge bear and deer. All animal photos seller says were made of game taken on this 120 acres. If you want average size game, there are other properties. Like a deer drew 131 B&C points, and look at the head on the bear, plus there are at least two cinnamon cubs. One bear weighed in at plus 400 pounds and taxidermist said this was the largest bear he had seen taken in Arkansas.

So, what's it gonna be: Average hunting or maybe the very best spot in Arkansas?

Accessible by deeded easements, behind two locked gates. Electric is nearby. Public water is not available.

There is a tiny bit of steep land, don't worry about it, but is mostly level benches. Several seasonal springs and creeks with one very large mountain stream that seller says is very dependable. Wooded with food plots planted 1 to 2 years ago. Good riding trails throughout, many passable by 2WD vehicle. This is hunting land, not residential land. 1/2 mineral rights were retained by previous owner. Seller will convey the 1/2 interest he owns. Here again, don't worry about it.

Please allow a minimum of two days notice for the listing agent to show the property. It is about 2 hours drive to Fayetteville/Springdale and will take all day to drive out, explore the land, and drive back.

From Pettigrew Post Office, go East on Hwy 16 0.8 miles, left on 3105. Go exactly 2.7 miles, then bear slightly left on 3259. Go exactly 1.0 miles. Entrance on left. Locked gate. 120 begins 0.4 miles past the first gate.

If you do not print the maps, these directions and my sketch of things, you will be lost. Do not print these maps and directions if you want to ride around guessing where the property is located.
