Beverly Glen is a Beverly Crest neighborhood located around Beverly Glen Boulevard north of Sunset Boulevard and south of Mulholland Drive. Beverly Glen is one of the best neighborhoods in all of Los Angeles. This parcel is less than 600 feet from the Glen Market on Beverly Glen Blvd.
Based on Assessor maps this parcel appears to have legal access from Beverly Glen Blvd via Lelia Lane, and from Basil Lane to the north. Although these and other similar area streets exist on maps, most of them have not been built yet, presumably due to challenging mountainous topography in the area. Homes in the neighborhood routinely sell for millions of dollars however, so perhaps in the future somebody will build the roads and grade the land in order to make home construction viable. Indeed from time to time in the past, developers and real estate speculators have accumulated enough of these small parcels in one location to allow for construction of individual homes or subdivisions. A parcel here may be a great investment in the future infill development of what little vacant land remains in this highly desirable enclave of Los Angeles.
We get frequent calls on this property from prospective buyers eager to build a house on it. The reality of this property is it is probably best suited for investment rather than building, because the topographical difficulties and expenses associated with bringing utilities and roads to the parcel are significant. In our opinion, there are two primary play options for this property. The first potential play is to buy this lot and wait for a developer to buy it from you in the future, as part of some development project which requires the developer purchase this and several of the lots around it in order to build a home or multi million dollar estate. The other potential play is to be that developer and begin accumulating adjacent lots until you have enough of them to make the costs of building worthwhile; this could be a significant effort but if you accomplished it, you just might wind up with a multi-million dollar property. Notwithstanding the above, we have also fielded calls from individuals looking to simply own a piece of the hills above Los Angeles, or to have a place in the city which they can hike to and pitch a tent. Maybe you have yet another idea. Whatever your motivation, you won't find a better deal on land in this multi-million dollar neighborhood.
