Bypass and Riverbirch Parkway in Dalton, Georgia with 4.6 acres of land zoned C-2. The North Bypass is a median divided, heavily traveled roadway with two lanes extending in each direction. The zoning is defined as general commercial, which includes senior housing.
The property is identified as Lots 12 & 13 of Hammond Creek in Dalton, Georgia. The parcel has a rectangular shape with 610 feet of footage on the North Dalton Bypass and access from Riverbirch Parkway. It has about $1 million of infrastructure with graded to curb level and DOT approved curb and curb gutters, storm drain, and retention pond. The site has all utilities including sewer and ready to build pending permits (architectural plans available).
The site is located alongside a clinic on the Dalton Bypass and adjacent to the Dalton Golf and Country Club, and a gated apartment community. In addition to the clinic, the site is located approximately a mile west of a mixed use development project in progress.
The target market is the affluent market within a 5 mile radius of the site that is not being served. The majority of the beds in the market are small personal care homes not meeting the state code in terms of state requirements for assisted living.
Due to current demand estimates, the proposed unit mix is 30 Assisted Living, 30 Memory Care, and 60 Independent Living. The current market is underserved by 38 Memory Care units, 55 Assisted Living units and 179 Independent Living Units.
