This property is located in the small farming communities of Grassy Meadows and Green Sulphur Springs and is surrounded by privately own woodlands which makes for the perfect hunting and recreational mountain retreat. The property is an easy 10 minutes drive on state maintained roads through farming country to Interstate 64. Beckley and Lewisburg offer excellent shopping, schools, theaters, modern medical facilities and exceptional airports within a 30 minute drive.
The surrounding Summers County landscape is part of the southeastern Ridge and Valley Region, a scenic tapestry of elongated hardwood Allegheny & Appalachian mountain ranges. FOREST / TIMBER RESOURCES
Red Springs Forest was selectively harvested in 2012 under the direct supervision of a professional forester. The timber harvesting company was fully trained and implemented the Best Forest Management Practices as set forth by the WV Division of Forestry. The mature trees ready for harvest were removed and a nice stand of younger trees was left to grow. This well managed timber resource can provide a great deal of flexibility to the next ownership in terms of potential harvest revenue and can be managed to provide future cash flow opportunities to offset holding cost and long-term asset appreciation.

The forests predominately well-drained upland terrain has led to a resource dominated by hardwood species. Overall, the species composition is highly desirable and favors Appalachian hardwood types, consisting primarily of White Oak/Chestnut Oak, Red Oak Group, Poplar/Cucumber/Basswood, Sugar Maple/Soft Maple and a host of associate species.
Stocking, Stem Quality, and Forest Structure:
Forest-wide, most stands are considered adequately stocked, providing the next ownership with a great deal of flexibility in shaping their own silvicultural legacy. Residual stem quality forest-wide may be considered good to excellent with the forest containing an abundant future sawtimber and veneer source. The residual timber stand will graduate into higher-value sawtimber diameter classes over the next 10-20 years.
Some trees are well over 100 years old and classify as Heritage Trees. These amazing trees have withstood the test of time and lend an air of grace and permanency to the property.
The forest is healthy and there are no signs of pest infestations of Gypsy Moth. The Emerald Ash Borer and the Hemlock Wooly Adelgid are present and the Ash and Hemlock trees are severely stressed and will die out over the next decade. There have been no forest fires in the recent memory.
Red Springs Forest is located in an area well known for its large white tail bucks, turkey and black bear population. Excellent genetics and trophy production are found in this area of the county owing to the close proximity to the New River Gorge and its large expanses of rugged and inaccessible terrain.
The mixture of forest and surrounding abandoned farm fields, coupled with the abundant water supply from creeks and springs, create the perfect wildlife habitat. The hardwood forest produces tons of acorns, hickory nuts beech nuts and black walnuts. Squirrel, raccoon, fox and many species of songbirds and raptors make their home here too. It is hard to find a property that has a better mix of wildlife as there has been little hunting pressure for many years.
A number of Bald Eagles have been spotted up and down the Greenbrier and New Rivers and are a thrill to see with wingspans of 6-7 feet.
Red Springs Forest is blessed with a blue line stream that flows for about 2000 feet through the heart of the property. There are also several ephemeral streams that flow during rain events and snow melt.
The mineral rights do not convey with the property and the property is being sold Surface Only.
BOUNDARIES AND SURVEY
The property fronts along the state maintained Duncan Branch Road at the top of the mountain. There is also access provided by a private lane running across adjoining lands at the bottom of the property and running up the hollow as shown on the maps on this page under Maps and Documents.
The boundary has not been recently surveyed. All prospective buyers should consult a licensed surveyor for a determination of the propertys boundary lines and acreage.
Some of the boundaries have been recently surveyed by the adjoining property owners and those lines have been painted with blue paint. Old fences, field edges and stone walls may be found along the other property lines.
There are two reciprocal right of way agreements on file in Map File B, 122C and ROW Book 18, page 319 in the Summers County Courthouse that shows these easements and right of ways.
TAXES AND ZONING
The Brightland Forestland Properties parent tract of 279 acres is located in Green Sulphur Springs District, Summers County WV on Tax Map 12, parcels 10, 19 and 21. Taxes for the parent tract in 2014 were $2,066.74.
The deed is recorded in Summers County Courthouse in Hinton WV in Deed Book 234, Page 730.

Currently there is no electric service to the property and the property is being sold without any guarantee of electric service being available. However, electric service is nearby on adjoining lands and potential buyers may want to contact the power company regarding bringing power to the property.
There is a telephone line easement to the property. Due to the mountainous topography, cell phone coverage can be spotty in the hollows but is excellent on the ridge tops.
There is no cable service; however, high speed internet can be provided through HughesNet and television reception though DishNet or DirectTV.
There is no public water or sewer available at this time and drinking water may be provided by drilling a well or developing a spring. Sewage treatment may be provided by installing a county approved septic system.
Red Springs Forest is supported with a great community known for its friendly residents and laidback lifestyle. Hinton, the county seat of Summers County is a 35 minute drive. Hinton, founded in 1871, grew rapidly as the hub of a growing railroad industry serving the New River coal fields, passenger travel and coast to coast freight lines. Today, Hinton serves the growing tourist and technology industries. Situate at the confluence of the New River, Bluestone River and Greenbrier River, as well as the 2000 acre Bluestone Lake, Hinton is truly a gateway to water recreation. The 80,000 acre New River National River Park, Bluestone State Park, Pipestem State Park Resort and 17,000 acre Bluestone Wildlife Management Area are recreational cornerstones in the area. Hospital, grocery shopping, pharmacy, hardware/farm supply and dining are available.
Beckley is a 30 minute drive and has a population of 34,000 and is the county seat of Raleigh County. All amenities are available in Beckley. Beckley is located at the intersection of I-77, I-64 and US 19 so easy access to Charlotte, Pittsburg, Charleston and Cincinnati is just around the corner.
Lewisburg is a 30 minute drive and is the county seat of Greenbrier County and home to the WV Osteopathic Medical School (800 students) and the New River Community and Technical College. The area is a strong economic generator with a solid workforce employed in county/state government, tourism, hospitality, education, retail, construction, wood products, mining and agriculture. The Greenbrier Valley and surrounding area is richly blessed with a wide array of cultural events that keep life in the valley interesting and satisfying. A year round live theatre, Carnegie Hall (one of four in the USA), fine dining, art galleries and boutiques make up the thriving downtown historic district in Lewisburg.
In 2011, Lewisburg was named Coolest Small Town in America and is just a 30 minute drive to complete shopping, churches, schools, medical-dental facilities, fine dining, and a modern hospital. The airport, with the longest runway in the state is just 40 minutes away and has daily flights to Atlanta and Washington DC.
The world renowned 4-Star Greenbrier Resort, home of the PGA tour, is a 45 minute drive. Several other area golf courses are available in the area. Rock climbing, ziplining, horseback riding and the 100 + mile long Hatfield-McCoy ATV trail makes for a very active recreation area.
THE NEW RIVER AND BLUESTONE LAKE
Red Springs Forest is a 15 minute drive to the New River and 40 minutes to the 2000 acre Bluestone Lake at Hinton. The New River is the second oldest river in the world, preceded only by the Nile; it is the oldest river in North America. The New River is unique because it begins in Blowing Rock, N.C. and flows north through Virginia into West Virginia. The Nile and Amazon are the only other major rivers that also flow north. Year after year, it produces more citation fish than any other warm water river in WV. Smallmouth bass, largemouth bass, crappie, catfish, sunfish, hybrid striped bass, and muskie are all common species of fish found in the New River and Bluestone Lake.
Bluestone Lake is over 2000 acres at summer pool and is the states third largest body of water. Great hunting and fishing opportunities abound at the 17,632 acre Bluestone Wildlife Area adjacent to the park and nearby Camp Creek State Forest.
GREENBRIER RIVER AND RIVER TRAIL
Red Springs Forest is a 40 minute drive to the lazy Greenbrier River. The Greenbrier River is 173 miles long is the last free flowing river east of the Mississippi. It is an excellent river to float or canoe and is well known for its large and small mouth bass fishing. It is the gateway to water recreation and fun as it is at most times lazy and easy to navigate.
The Greenbrier River is formed by the confluence of the East Fork Greenbrier River and the West Fork Greenbrier River in the town of Durbin, West Virginia. From Durbin the Greenbrier River flows southwesterly through Pocahontas, Greenbrier, Monroe, and Summers Counties. It flows through several communities including Cass, Marlinton, Hillsboro, Ronceverte, Fort Spring, Alderson, and Hinton. The Greenbrier River joins the New River in the town of Hinton, just 30 minutes away.
The property is a 40 minute ride to the Greenbrier River Trial which is operated by the West Virginia State Parks. The trail is a 77-mile long former railroad, now used for hiking, bicycling, ski-touring, horseback-riding, and wheel-chair use. The trail passes through numerous small towns and traverses 35 bridges and 2 tunnels as it winds its way along the valley. Most of the trail is adjacent to the free-flowing Greenbrier River and is surrounded by peaks of the Allegheny Mountains.

(LOWER ENTRANCE) From the Green Sulphur Springs I64 Interchange (#143), travel east on paved Lick Creek Road (County Route 4) for 2.5 miles. Take a left on graveled Red Springs Road (CR 4/2) for a distance of 1.7 miles to a sharp curve just before starting up the mountain. Take a right on the private gravel lane for 800' to a Y intersection and take a right at the Y where an old car sits on the left and travel 200' to the property line.
(UPPER ENTRANCE) From the Dawson I64 Interchange (#150), travel west on CR 27/3 for 2.3 miles and take a hard left on CR27 for 1.5 miles. Take a right on 27/2 (Patterson Creek Road) and travel 9/10ths miles. Take a right on Duncan Branch Road and travel 1 mile to top of the mountain and just past a nice home on the right of the road the property will start on the left.
