THESE TWO ADJOINING 10 ACRE PARCELS ARE ON THE WEST SIDE OF MARICOPA COUNTY, ARIZONA. THERE ARE A TOTAL OF 8 PRIVATELY OWNED 10 ACRE PARCELS IN THIS AREA, WITH THE BALANCE OF LAND IN EVERY DIRECTION OWNED BY THE U.S. BUREAU OF LAND MANAGEMENT (BLM) FOR OPEN SPACE. BEYOND THE BLM LAND, AND DESPITE PHOENIX AND MOST OF ARIZONA BEING KNOWN AS A DESERT, THERE ARE VERY LARGE, LUSH GREEN FARMS AND RANCHES WITH FLOWING WATER WITHIN A FEW MILES.
These parcels are mostly flat, some rolling terrain with gorgeous views in all directions. Electric is just a few hundred yards from the property line. These parcels are about 20 miles from Gila Bend, Arizona. A picture of Gila Bend is included here (the one with the Burger King in it). The route to the parcel from Phoenix is primarily highway and paved roads. The last 7 miles to the lot is a gravel road through lush farm fields.
All of the photos here (except for the one if Gila Bend) are actual shots of the land in September of 2010. We camped for the night and had no problems other than a few coyotes in the distance. There are two main routes to get to the parcel from Phoenix, one through the real desert, which had extraordinary views and terrain, and the other on major highways including I-10, I-85, and I-8. The photo of the GPS coordinates is at the dirt road which leads to the parcel from S. Rocky Point Road. The lot is about a mile down the dirt road due West from those coordinates.
The closest City is Gila Bend, then Buckeye, and about 60 or 70 miles from the heart of Phoenix and the airport. For NASCAR fans, the Phoenix International Speedway is about 40 miles to the East. If we had more time we could have actually made it the whole way on quads staying on dirt roads!! A few casinos are also within about a 30 mile drive. These parcels would be great for a pool home, or getaway cabin. It has the feel of being out in the middle of nowhere, but civilization is fairly close by if needed.
A well and septic are needed for a home, electric is available, and the annual taxes are about $400.
The parcels are referred to for tax map purposes as County tax identification numbers is 401-83-003-A and 401-83-003-C.
Transfer will be made by warranty deed.
FROM PHOENIX INTERNATIONAL AIRPORT:
Take Interstate 10 West out of Phoenix about 25 miles to exit 112;
This will be Route 85, aka S. Oglesby Road;
Take Route 85 South about 30 miles to Interstate 8 in Gila Bend;
Take Interstate 8 West about 12 miles, past Theba, to exit 102;
Get off exit 102, Painted Rock Rd;
Proceed North about 2.75 miles to road split left is continuation of Painted Rock Rd., straight is Watermelon Rd.;
Turn left onto Painted Road Rd., follow about 8 miles to intersection;
At this intersection (Painted Rock Rd. and Rocky Point Rd.) there is a sign PAINTED ROCK;
Stay left on Painted Rock Rd. for 5 miles past intersection of S. Oatman Rd.;
At about 1.8 miles, there is a house and farm on right, road becomes dirt;
Just past S. Oatman Road, S. Rocky Point Rd. turns right, keep following that 4 miles to intersection of W. Government Rd.;
.75 miles past W. Govt Road is dirt road on left (the GPS coordinates of this location are: Lat: N33* 2' 16", Long: W113* 11' 38");
Property is 1.25 miles due West from there, dirt road loops down and back up.
