The Hand A tract is a good forested hunting property located in an area known for high deer density and good quality hunting. The property is diverse with a mixture of both hardwoods and pines. It is in a rural area, but has good access being just off a state highway. It has good road frontage and topography that is well suited for a few cabin sites on ridge tops. The soils on the upland areas are well suited for growing pines, with a site index of 83 for loblolly pine. The soil in the bottoms is well suited for pines or hardwoods, with a site index of 90 for pine and 100 for cherrybark oak.
The property is situated in southeast Montgomery County about 8 miles west of French Camp, Miss. It is 15 miles southeast of Winona and 17 miles north of Kosciusko. It is located in Section 35, T17N, R7E
The northwest corner of the property is located at the intersection of Winfrey Rd. and Walker Rd., which are both rural county gravel roads. It has roughly 3600 feet of road frontage. It is located about 3/8 mile west of Hwy. 43.
The timber is a natural stand of about 55% hardwood and 45% pine. Tree sizes are about half sawtimber and half pulpwood. A timber inventory from 2010 indicated a timber value 7 years ago of about $50,000.
From Kosciusko, at the intersection of Hwy 12 and Hwy 43, go north on Hwy 43 for 17 miles, then turn left onto Walker Rd. and travel 0.7 miles and the tract will be on your left.
