For sale: Four scenic, undeveloped parcels on Big Wolf Lake, near Lewiston.

But this sale isn't for everyone.

The HeadWaters Land Conservancy wants to sell the land to someone who's environmentally responsible.

There are four parcels for sale, from just under an acre to 8 acres in size, ranging in price from $25,900 to $50,900.

A conservation easement has been placed on each property, restricting development beyond one cabin and an associated building, or garage.

So far, the conservation easement hasn't been a selling point, said Gary Haase, an associate broker and owner of Timbertown Real Estate in Lewiston.

But Dave Smethurst, executive director of the Gaylord-based conservancy, said preserving the area's character by restricting the development is the right thing to do.

"Sooner or later, we will have a buyer whose idea of living Up North is sitting on the porch in the morning as the fog lifts and a brood of ducks paddle by," Smethurst said.

The land was donated to the conservancy about a year ago by Roseann Comstock, whose family helped settle Montmorency County, Smethurst said.

When Comstock's husband died a couple of years ago, she decided to donate some of his land to the conservancy, with proceeds of the sale to go to further land protection projects.

"On this particular parcel, the real value is in the waterfront," Smethurst said, so the conservation easement restricts development along the shoreline, which consists of reeds and shrubs.

Big Wolf Lake is a quiet, non-sports lake, Smethurst said.

"Most of the people, if they want to go pleasure boating, they go over to Little Wolf Lake, even most of the people who go swimming go to Little Wolf Lake," a short walk away, Smethurst said.

Haase said there have been about a dozen inquiries about the parcels, but most people have been looking for an all-sports lake, without development restrictions.
The economy isn't helping either, he said.

"It's a great price," Haase said. "It would have been gone in 10 days with the economy 10 years ago."
