KB To Sell Remaining Land Developers, builders likely to get property

Buyers in KB Home New Mexico's five active communities will be neighbors to some vacant land -- at least for a while.

 

Although the builder will put houses on all lots that are already under contract, it plans to sell any remaining property within the communities to developers or builders, a spokeswoman for the builder told the Journal on Friday.

She would not say how much land that might be or how many lots remain open.

"We're announcing earnings in a few weeks. We can't provide that information," said KB's director of communications, Lindsay Stephenson.

The Los Angeles-based builder, one of the largest in the metro area, announced last week that it will pull out of New Mexico to focus on larger markets with more growth potential. At that time, Stephenson said the exit would be gradual and that the company would remain here as long as it takes to honor all agreements with buyers and "build out the rest of the communities."

Stephenson now says that "wasn't clear."

"All obligations for land development will be met," she said, meaning that land will be graded and infrastructure put in place. "We are committed to delivering on our obligations for pools, trails and community parks" in addition to delivering all homes under contract.

"The actual home sites that we haven't sold we're still reviewing our options of what we're going to do with those land holdings," Stephenson said.

The properties probably will be sold to developers or other builders and could be sizable.

KB's active communities include Montecito Estates, which had plans for 600 new homes on the Northwest Mesa; the Orchards at Anderson Heights, a planned 475-home subdivision on the Southwest Mesa; and The Villas, a 17-acre site at Broadway and Menaul with plans for 213 condominiums.
