Demand for U.S. farmland has jumped to a five-year high, spurred on by a profitable grain market and a boost in buyer interest from both farm operators and land investors, according to an agricultural real estate and farm management company which has sold more than $1.2 billion in real estate over the last four years.
“There are a number of factors driving this increasing demand, which we see continuing into 2011,” said Lee Vermeer, AFM, vice president of real estate operations at Farmers National Company.

After a dry spell, Liberty Property Trust is buying again.
The Malvern, Pa., company is buying land for the first time in nearly three years, a sign that real-estate investment trusts are beginning to inch open their development pipelines. Liberty is paying Moen Leuer Properties Inc. about $2.1 million for a 55-acre chunk of Minnesota farmland where it plans to develop roughly 700,000 square feet in industrial space for warehousing and distributing everything from mattresses to medical products.

Record grain prices and farmer income drove farmland prices to double digit gains in the last twelve months, according to the Federal Reserve Bank of Kansas City. The farmland market displayed the strongest year-over-year gains since 2007-08, as high farm income attracted farmer and investors to the market.
