70 +/- Acres located in the North Central portion of McCulloch County along US 283 at the base of the Brady escarpment within the drainage of Cow Creek. This acreage is in the middle of large cattle and hunting ranches to the north, south and across US 283. The acreage is fenced on the east (Highway side) and south. My dad (94 years old) and I have hunted this property and have harvested some fine bucks. There is abundant wildlife (turkey, feral hogs, dove, bobcat, quail, etc). There is a tank that is a draw for the wildlife and the property appears to be a crossing point for the low fence deer population of the surrounding ranches. The property slopes from the north and south property lines to a wet weather creek in the center that drains into the tank. Tank has water in it most of the time. Only been dry once in 6 years. No public water or electricity on the property but attainable. All minerals owned to convey along with the following:

The property vegetation has oak tree on the ridges and upper elevations and mesquite along the creek and bedding areas. When I purchased the property I dozed out sendera for cattle and wildlife.
If you are looking for financing I would recommend you apply with Capital Farm Credit. I got a loan with them when I bought this property six years ago.Two good things have happened.One,as an invested member I receive patronage checks based on how well the association is doing. This year it will amount to about two and a half monthly payments. Secondly, for a reasonable fee I was allowed to refinance at a significantly lower interest rate, reducing my monthly payment about $175/month. It might be worth checking it out and I think you can submit an on-line application. Who knows you might have your own place to hunt and ranch this year!
