Terrain of Tres Vistas Ranch varies from deep canyons on the west side of the property to a gently rolling landscape on top of the mountain. There is an elevation difference of approximately 375 ft. from the canyon floor to the highest point on the property. The ranch is comprised of two distinct but complimentary tracts which provide two entirely different topographies - almost two ranches in one. The main house sits on a ridge that is the geographic divide between the Nueces River drainage basin to the west and the Frio River drainage basin to the east. The south 100 acres is defined by two deep canyons which head just west of the house and then drain southwesterly as they run deeper to where they converge near the center of this south hundred acres. A four-wheel drive road meanders from near the main entrance down the side of the south canyon through a canopy of native trees. The thick cover in these canyons conceal innumerable game trails and other opportunities for hiking and exploring. And for the ardent hunter, these canyons present a real challenge to take feral hogs, Aoudad sheep and the occasional bobcat. There is no telling what might show up at three or four well-stocked game feeders. This south hundred acres is the type of place where you see something new every time you go.
The north 100 acres is gentle to moderately rolling and is mostly covered in low to medium height cedar, shin oak and other native brushes. Mottes of various hardwoods are scattered throughout with the occasional huge live oak along the edge of Gourd Vine Draw, a dry weather creek that bisects this north hundred acres. The guest house and mobile home sit on the north side of this draw with easy access from RR 337. This north hundred acres has several great spots for deer feeders and is ideal for hunting white tail deer, horseback riding, early-morning walks and four-wheeling.
There is one water well at the main house, with a depth of about 390, and it is equipped with a submersible pump. Above-ground storage at the main house and ranch-hand house, and additional above-ground storage at the Guest House and mobile home, provide plenty of good well water for all the residences. There are no surface leases and no through access easements to any neighbor. Bandera Electric Co-op and Southwest Texas Telephone Co. easements provide the ranch with utilities.
