Stunning 142 wooded acres of Illinois prime hunting habitat. Property is a woodland paradise of White Oak, Red Oak, Hickory, Sycamore, Maple and Walnut... and some Osage Orange if you want to cut custom fence posts. Includes a 10 acre field in the bottom that is cash rented to a local operator, 6.3 acres of CP-21 Buffer Strips along the river that pays $826 per year and is up for renewal in 2020, and a 1.5 acre food plot to keep the deer in the neighborhood. Cedar Creek runs from the Southwest corner all the way to the north and back out the Southeast corner with fresh flowing water year round... shallow enough to walk across in rubber boots or drive across in most places. The creek holds wood ducks, bald eagles and the occasional river otter. Property has a dozed creek crossing and trails on the top and bottom of the ridge for quiet walking access or ATV trails. There's a stunning rock bluff that overlooks the river bottom and provides amazing views to the west. Over a dozen deer stands in place and more great locations for future stands. The property is covered up with deer, turkeys and squirrels.... they can't resist those white oak acorns all fall or the blackberry leaves! Property taxes for 2017 payable in 2018 were $675.72. Great neighbors help make this a great place to hunt and enjoy the outdoors.
What do I like most about this property. The wildlife, timber, views, terrain variety and flowing water are all great features, but if I had to pick one key for a prime hunting property it would be seclusion. Deer get pressured by hunters coming in from where they walk, drive and park with this farm setting in the middle of a vast timber area it acts as a sanctuary when all the neighboring grounds push deer away from the roads. Its always been key to get away from the road to find the best hunting.
I've owned this property for 15 years. During that time I've had some really great experiences hunting and exploring this land with my children and friends. Now that they've grown and moved on it's time to let someone else build the same great memories I have for this farm. Unlike buying from a broker or auction house, my goal is to make sure you fully enjoy the property after the sale. I look forward to helping the new owners locating stands, talking hunting strategy, exploring the timber or anything else I can do to make this as turnkey as possible. After 15 years I've learned a lot about the property and look forward to passing this knowledge on.
To help keep traffic down and get the most info on the area, I'd ask that you meet me personally at the property for any tours. Send me an email, text message or call my cell...
